Mr. Senzee said due to the placement of the structure and the presence of 6' <br />high brick screen walls, the applicant has provided minimal architectural detailing along the southern and <br />western elevations, He said staff does not object to this design since those elevations will have minimal <br />exposure to public view. However, staff is concerned that efforts have not been made to ensure that rooftop <br />mechanical equipment will be screened from public view. Adding these screening elements to the structure <br />could dramatically change the appearance of the rendering which has been provided for CRA approval. Mr. <br />Senzee said staff has applied the Community Redevelopment District Design Standards to the site plan and <br />has provided the following conditions of approval <br />1) Ali proposed signage shall be integrated info the building facade. Franchise logos shall be <br />considered signage and will be added to the total copy area requirements. <br />2) All future signage shall comply with all CRD design standards °° ,.,^" ~° f"° nvinfing~ <br />sig-Wage ^'h^ f^Y-r~°°°°'"°r^l ~~^~,°nH°. All ground signs shall be designed as monument <br />signs and shall match the approved building colorscheme. <br />3) All building colors shall be the same as, or substantially similar to, the color palette defined as <br />the Benjamin Moore Historical Color Collection, <br />4) The applicant shall work with Community Development staff to further reduce the Western <br />appearance of the structure in an effort to adhere to the required Florida Contemporary <br />design. <br />5) The proposed building design shall be modified to ensure that all rooftop mechanical <br />equipment will be fully screened from public view. <br />Mr. Senzee said Giky staff recommends approval of the facade elevations and site design for the <br />proposed commercial redevelopment on Highway 17-92 in Gasselberry`s Community Redevelopment <br />District (CRD) based on the site plan attached to the staff report, the proposed materials and colors <br />provided by the applicant's renderings and color chart, and the conditions of approval provided in the staff <br />report dated i~[ovember 10, 2009, <br />A brief discussion ensued regarding the City providing any support to the developer. Mr. Senzee <br />said no fees have been waived; however, staff has met with the developers numerous times to assist with <br />the project. He said this eliminated the cost fior additional reviews. <br />Mr, Daigle asked the applicant fo come forward.
