5. Identify underutilized parcels based on physical condition, age of structure, size and <br />configuration of lot, value of structure versus total value of land and structure combined. <br />~CFRPC staff will note which parcels :ere "double selected", rneani~ig by ph~~sical <br />condition and by GiS analysis of building versus land value. For example, small, odd <br />shaped lots, with stetectures older than 30 years, and where the value of the structure is <br />less than the combined value of the structure and the lot will be scnitinized for <br />tuiderutilization. <br />b. This analysis <br />will utilize the infot~nation developed in Task B and is also intended to explore innovative <br />approaches to parcel readjustment. In any case, all parcel options will consider <br />antiquated parcel layout, age of structure, degree of underutilization (physical condition, <br />vacant, size of parcel, adjacency to other ~tenderutilized parcels); location relative to current <br />services and natural features.
