<br />Community Redevelopment Agency <br />January 11, 2008 <br />Page 2 of6 <br /> <br />Mr. Paradise said that Mr. Triece has extensive real estate knowledge of the properties in and <br /> <br />adjacent to the Community Redevelopment District and is familiar with the projects, parcels and property <br /> <br />owners that will be involved in the development of the City. Mr. Triece has extensive experience in working <br /> <br />with government acquisition and sales. <br /> <br />Mr. Paradise requested the Community Redevelopment Agency recommend the establishment of <br /> <br />the Triece Company contract. Mr. Paradise explained that the cover letter that was included in the meeting <br /> <br />packet was meant to act as a scope of services for the Black's Automotive property; however, a more <br /> <br />detailed scope of work is required and corrections to the verbiage are needed. He said the revised scope of <br /> <br />services would be provided to the CRA for their review. <br /> <br />A discussion ensued regarding the verbiage of the contract including the addition of both the City of <br /> <br />Casselberry and the Community Redevelopment Agency to allow either entity to avail themselves to Mr. <br /> <br />Triece's services. <br /> <br />Mr. Paradise said this item also requires approval by the City Commission. Mr. Paradise <br /> <br />requested the CRA approve the non-inclusive contractual arrangement today. <br /> <br />In response to the Board's question, Mr. Paradise said at this time Mr. Triece's work would include <br /> <br />the Black's Automotive parcel and the former Nebel parcel. <br /> <br />A general discussion ensued regarding the brokerage fees and verbiage of the contract and scope <br /> <br />of services. The Board decided to postpone approval of the contract until a corrected contract is provided to <br /> <br />the Community Redevelopment Agency. <br /> <br />Mr. Paradise said he would provide a corrected contract to the Community Redevelopment Agency <br /> <br />for their recommendation of approval to the City Commission. <br /> <br />Fourth Item of Business: Purchase of Property - Sheldon Rubin (Nebel) parcel. Discussion <br /> <br />Mr. Paradise said that Mr. Rubin acquired the property through foreclosure and he has more <br /> <br />invested in the property than the appraised value. He said based on last year's appraisal the property <br /> <br />appraised at $216,000. Mr. Paradise said that Mr. Rubin is offering his property at $510,000 which equates <br />
