<br />Section l.C- Recent Influential Developments <br /> <br />As a result of SB 1 and SB2, the Seminola Boulevard corridor is experiencing a large degree of <br />development. The first major development was the construction of the newest Casselberry Fire <br />Department. After a consultant's analysis regarding fire service provision to the community, the Fire <br />Department relocated Fire Station #21, formerly at the City Hall Municipal Complex at 95 Triplet Lake Drive, <br />to 681 Seminola Blvd. This particular location has enabled the Fire Department to provide quicker <br />response times in their district, as well as provide much needed space for vehicles, equipment and <br />personnel. Further east, between the new Fire Station and Winter Park Drive, two townhome <br />developments have begun construction, Antigua Bay and Enclaves at Wyndam Woods. The 35 new <br />town homes have helped to generate interest in multi-family use along the roadway continuing east to <br />Winter Park Drive. <br /> <br />Previously mentioned was the Seminole Dog Track Redevelopment. The extension of Seminola <br />Boulevard through the former Dog Track property will make the roadway a major east-west transportation <br />corridor. Given this investment in the transportation infrastructure of the area, the context for <br />redevelopment of the corridor was likely to change. Traffic projections developed by Seminole County <br />indicate that daily traffic volumes on Seminola Boulevard would increase from their current level of 14,677 <br />to nearly 40,000 by the year 2013 based on the improvement. With that increase in traffic volume, there is <br />pressure to convert existing residential land uses facing Seminola Boulevard to more intensive non- <br />residential uses. <br /> <br />Additionally, Casselberry has several infrastructure improvements planned for the surrounding <br />area. The realignment of Winter Park Drive from Seminola Boulevard to SR 434 is anticipated to generate <br />an increase in traffic from SR 434 south to Winter Park Drive's terminus at the SR 436 and Red Bug Lake <br />Road intersection. Also planned is a sewer iine extension from the Winter Park Drive and Seminola <br />Boulevard intersection to the Lake Drive and Seminola Boulevard intersection. The extension of the sewer <br />lines will allow for environmentally friendly development along the lakefront portions of the Seminola <br />Boulevard, between Winter Park Drive and Lake Drive. <br /> <br />7 <br />
