ORDINANCE 22-1568 AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; AMENDING THE ZONING CLASSIFICATION FROM R-12.5 (LOW DENSITY SINGLE-FAMILY) TO PS (PUBLIC SERVICE) FOR APPROXIMATELY 0.91 ACRES LOCATED AT 176 SOUTH WINTER PARK DRIVE, AS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE. WHEREAS, the subject property described in attached "Attachment A" (Property) is within the corporate boundaries of the City of Casselberry (City); and WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a public hearing with due public notice to consider thisOfficial Zoning Map amendment on June 8, 2022; and WHEREAS, the Property is designated Public Service on the City's Future Land Use Map (FLUM) of the Comprehensive Plan; and WHEREAS, the PS (Public Service) zoning district is consistent with the City's Public Service FLUM designation; and WHEREAS, a public hearing considering the inclusion of the Property within the PS zoning district has been duly held in the City of Casselberry, Florida, and, at such hearing, interested parties and citizens were heard; and WHEREAS, after said public hearing, the City Commission of the City of Casselberry, Florida, determined that the requested zoning change is consistent with the City's Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified Land Development Regulations of the City of Casselberry, Florida; and WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has determined the zoning classification of said property shall be PS, as that district is defined in Articles IV and V of Chapter II, as amended and supplemented, of the Unified Land Development Regulations, Code of 'Ordinances of the City of Casselberry Florida. NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: SECTION L That the Official Zoning Map established in Chapter II, Article IV, Section 2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and supplemented, be, and the same is, hereby amended to designate the Property described in "Attachment A", consisting of approximately 0.91 acres, from R-12.5 (Low Density Single -Family) to PS (Public Service), as shown in "Attachment B".
