ORDINANCE 20-1536 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, <br />AMENDING THE CITY CODE OF ORDINANCES, PART III, UNIFIED <br />LAND DEVELOPMENT REGULATIONS, CHAPTER II, DISTRICT AND <br />GENERAL REGULATIONS, ARTICLE V, ZONING DISTRICT <br />REGULATIONS, SECTION 2-5.4, SIZE AND DIMENSION CRITERIA, <br />TABLE 2-5.4, SIZE AND DIMENSION REGULATIONS, TO ADD <br />FOOTNOTES AND MODIFY REGULATIONS; AMENDING ARTICLE <br />VII, GENERAL REGULATIONS, SECTION 2-7.21, TOWNHOUSES, TO <br />CLARIFY LANGUAGE PERTAINING TO THE APPLICATION, TO <br />PROVIDE STANDARDS FOR LOT AREA, AND TO MODIFY THE <br />NUMBER OF DWELLINGS IN A GROUP; AMENDING CHAPTER IV, <br />SPECIFIC DEVELOPMENT PROCEDURES, TO REPEAL AND <br />REPLACE ARTICLE XX, PLANNED UNIT DEVELOPMENT, TO <br />PROVIDE NEW GENERAL REGULATIONS, APPLICATION, CONCEPT <br />PLAN REQUIREMENTS, AND AGREEMENT REQUIREMENTS, AND <br />STREAMLINED APPROVAL PROCEDURES; AND AMENDING <br />CHAPTER I, GENERAL ADMINISTRATION, ARTICLE III, <br />DEVELOPMENT AGREEMENTS, TO AMEND THE REVIEW PROCESS <br />AND PROVIDE UPDATES CONSISTENT WITH STATUTES; <br />PROVIDING FOR CODIFICATION, CONFLICTS, SEVERABILITY, AND <br />AN EFFECTIVE DATE. <br />WHEREAS, the City of Casselberry (City) continuously monitors and reviews the Code <br />of Ordinances and the Unified Land Development Regulations (ULDR) to ensure appropriate <br />regulations for development and zoning within the City, and from time to time recognizes the need <br />to study and amend aspects of same; and <br />WHEREAS, the City has identified discrepancies within the ULDR that require <br />immediate corrective action to Section 2-5.4 and Section 2-7.21 to provide consistent regulations; <br />and <br />WHEREAS, the PRD zoning district is consistent with Low Density Residential and <br />Medium Density Residential Future Land Use Map (FLUM) designations; and <br />WHEREAS, the impervious surface and open space regulations in Table 2-5.4 do not <br />distinguish between the varying intensities of development that are permitted within the PRD <br />zoning district; and <br />WHEREAS, the City has identified the need to provide distinct standards for impervious <br />surface and open space based on the FLUM designation associated with the PRD zoning district <br />in order to support higher density residential development in the City; and <br />Ordinance 20-1536 <br />Page 1 <br />
