ORDINANCE 20-1533 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, <br />UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />AMENDING THE ZONING CLASSIFICATION FROM OR <br />(OFFICE/RESIDENTIAL) TO CS (COMMERCIAL SERVICE) FOR <br />APPROXIMATELY 0.52 ACRES LOCATED AT THE NORTHEAST <br />CORNER OF THE INTERSECTION OF ANCHOR ROAD AND ORANGE <br />LANE, AS DESCRIBED IN SECTION I OF THIS ORDINANCE; <br />PROVIDING FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE <br />DATE. <br />WHEREAS, the subject property described in attached "Attachment A" (Property) is <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Property consists of Parcel 08-21-30-520-0000-0080 and Parcel 08-21- <br />30-520-0000-0090, which are adjacent and share a common ownership; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, the Property is designated Commercial on the City's Future Land Use Map <br />(FLUM) of the Comprehensive Plan; and <br />WHEREAS, the CS (Commercial Service) zoning district is consistent with the City's <br />Commercial future land use designation; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the CS <br />zoning district has been duly held in the City of Casselberry, Florida, and, at such hearing, <br />interested parties and citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be CS, as that district is defined in <br />Articles IV and V of Chapter II, as amended and supplemented, of the Unified Land <br />Development Regulations, Code of Ordinances of the City of Casselberry, Florida. <br />
