GRANT MALOY, SEMINOLE COUNTY <br />CLERK OF CIRCUIT COURT & COMPTROLLER <br />CFN# 2024020497 Bk:10591 Pg:1703-1707(5Pgs) <br />REC: 03/07/2024 8:29:14 AM by smaguire <br />RECORDING FEES $44.00 <br />ORDINANCE 24-1591 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, <br />FLORIDA, RELATING TO VOLUNTARY ANNEXATION; <br />MAKING FINDINGS; ANNEXING TO AND INCLUDING <br />WITHIN THE CORPORATE LIMITS OF THE CITY OF <br />CASSELBERRY, FLORIDA, CERTAIN LANDS GENERALLY <br />LOCATED AT 2075 HOWELL BRANCH ROAD; REDEFINING <br />THE CORPORATE LIMITS OF THE CITY OF CASSELBERRY, <br />FLORIDA; PROVIDING FOR THE INTERIM PROVISION OF <br />LAND DEVELOPMENT REGULATIONS; PROVIDING THAT <br />EFFECTIVE IN ACCORDANCE WITH LAW, THE PROPERTY <br />TO BE ANNEXED SHALL BE ASSESSED FOR PAYMENT OF <br />MUNICIPAL AD VALOREM TAXES; DIRECTING THE CITY <br />CLERK TO FILE COPIES OF THE ORDINANCE WITH THE <br />SEMINOLE COUNTY CLERK OF THE CIRCUIT COURT, THE <br />CHIEF ADMINISTRATIVE OFFICER OF SEMINOLE <br />COUNTY, AND THE FLORIDA DEPARTMENT OF STATE; <br />AND PROVIDING FOR CONFLICTS, SEVERABILITY, AND <br />EFFECTIVE DATE. <br />WHEREAS, the owner of certain lands more particularly described in Schedule A, <br />attached hereto and incorporated herein, hereinafter referred to as the "Property", has requested <br />that the same be annexed and incorporated into the corporate limits of the City of Casselberry, <br />Florida, hereinafter referred to as the "City"; and <br />WHEREAS, the City Commission hereby finds that the Property is reasonably compact <br />and contiguous to the corporate areas of the City, and has determined that the annexation of the <br />Property will not result in the creation of any enclaves or pockets and otherwise fully complies <br />with the requirements of State law; and <br />WHEREAS, the City is in a position to effectively and efficiently provide municipal <br />services to the Property and the City Commission has deemed it in the best interest of the City to <br />annex the Property; and <br />WHEREAS, pursuant to, and in compliance with, the law, notice has been given by <br />publication once a week for two (2) consecutive weeks in a newspaper of general circulation <br />notifying the public of this proposed Ordinance and of a public hearing to be held at the City of <br />Casselberry City Hall; and <br />WHEREAS, the provisions of this Ordinance and the actions taken herein are consistent <br />with the City's Comprehensive Plan and State law; and <br />WHEREAS, a public hearing was held pursuant to the requirements of State law and in <br />conformity with the published notice described above at which hearings the parties in interest and <br />all others had an opportunity to be and were, in fact, heard. <br />
