ORDINANCE 22-1579 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, UNIFIED <br />LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />ESTABLISHING THE ZONING CLASSIFICATION OF RMHP (MEDIUM <br />DENSITY MOBILE HOME PARK) FOR APPROXIMATELY 94 ACRES <br />LOCATED AT 999 MANGO DRIVE, AS DESCRIBED IN SECTION I OF <br />THIS ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, <br />AND AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" (Property) is <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Property is designated Medium Density Residential on the City's Future <br />Land Use Map (FLUM) of the Comprehensive Plan; and <br />WHEREAS, the RMHP (Medium Density Mobile Home Park) zoning district is consistent <br />with the City's Medium Density Residential FLUM designation; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the RMHP <br />zoning district has been duly held in the City, and, at such hearing, interested parties and citizens <br />were heard; and <br />WHEREAS, Section 2-5.4. — Size and dimension criteria, of the City's Unified Land <br />Development Regulations (ULDR) states, in Footnote V. that "Mobile home parks existing in the <br />City of Casselberry as of January 1, 2020, will utilize the procedures provided in Article III of the <br />ULDR to rezone to RMHP and establish minimum lot area, minimum required lot width, and <br />setbacks," so this rezoning is accompanied by the approval of the Development Agreement to <br />establish those details; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's Comprehensive <br />Plan FLUM and is in compliance with all applicable procedures of the Unified Land Development <br />Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be RMHP, as that district is defined in <br />Articles IV and V of Chapter II, as amended and supplemented, of the Unified Land Development <br />Regulations, Code of Ordinances of the City of Casselberry, Florida. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />
