ORDINANCE 22-1574 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, <br />AMENDING PART III, UNIFIED LAND DEVELOPMENT <br />REGULATIONS, CHAPTER II, DISTRICT AND GENERAL <br />REGULATIONS, ARTICLE VII, GENERAL REGULATIONS, SECTION 2- <br />7.34, OXFORD PARK OVERLAY DISTRICT STANDARDS, TO PROVIDE <br />FOR REGULATIONS THAT ARE CONSISTENT WITH DEVELOPMENT <br />APPLICATIONS AND ECONOMIC DEVELOPMENT; PROVIDING FOR <br />CODIFICATION, CONFLICTS, SEVERABILITY, AND AN EFFECTIVE <br />DATE. <br />WHEREAS, the City of Casselberry ("City") maintains a Unified Land Development <br />Regulations (ULDRs) that provide standards for the use and design of real property within the <br />City; and <br />WHEREAS, the ULDRs include the City's zoning ordinance, as well as special overlay <br />district regulations; and <br />WHEREAS, it is important to amend and keep current design standards to be consistent <br />with existing and proposed development, as well as to update the standards for the benefit of the <br />community's economic development activities; and <br />WHEREAS, the City desires to amend Section 2-7.34, Oxford Park Overlay District <br />Standards, to be consistent with proposed amendments to the ULDRs, and to establish consistency <br />with development applications to use a consistent set of design standards; and <br />WHEREAS, Large retail establishments should be allowed within the Oxford Park <br />Overlay District, as they generally entail multiple uses on a single site, supporting internal trip <br />capture, connectivity, and uniform design among the uses; and <br />WHEREAS, words with underlined type shall constitute additions to the original text and <br />strike through type shall constitute deletions to the original text, and asterisks (* * *) indicate that <br />text shall remain unchanged from the language existing prior to adoption of this Ordinance; and <br />WHEREAS, the City Commission of the City of Casselberry, hereby finds this Ordinance <br />to be in the best interest of the citizens of Casselberry's public health, safety, and welfare. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. LEGISLATIVE FINDINGS. The above recitals are hereby adopted as the <br />legislative findings of the City Commission. The City Commission finds and determines that there <br />is competent substantial evidence to support the findings and determinations made in this Section. <br />
