ORDINANCE 22-1573 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, <br />AMENDING PART III, UNIFIED LAND DEVELOPMENT <br />REGULATIONS, CHAPTER II, DISTRICT AND GENERAL <br />REGULATIONS, ARTICLE V, ZONING DISTRICT REGULATIONS, <br />SECTION 2-5.2, PURPOSE AND INTENT OF ZONING DISTRICTS TO <br />INCREASE DENSITIES AND INTENSITIES IN THE PMX-HIGH ZONING <br />DISTRICT; AMENDING SECTION 2-5.3, LAND USE BY DISTRICT; <br />CREATING NEW CATEGORIES OF "MID -RISE DWELLINGS WITH <br />MIXED -USES", "CAR WASHES", "COMMERCIAL KITCHEN", "LARGE <br />RETAIL ESTABLISHMENT", "MICRO -BREWERY AND MICRO - <br />WINERY"; REVISING THE TITLE OF TWO-FAMILY DWELLINGS, <br />HOME BASED BUSINESS, AND SERVICE STATIONS LAND USES; <br />REVISING LAND USE CATEGORIES FOR MEDICAL SERVICES, <br />DRIVE-THROUGH ESTABLISHMENT, VEHICULAR SALES, SERVICE <br />AND LEASING, VEHICULAR SERVICES, MAINTENANCE AND LIGHT <br />MECHANICAL REPAIR, VETERINARY MEDICAL SERVICES, <br />TELEVISION AND RADIO BROADCASTING ESTABLISHMENTS, <br />BAKERIES (WHOLESALE), BUILDING MATERIALS/OUTDOOR <br />STORAGE YARDS, AND LIGHT MANUFACTURING; REVISING THE <br />DISTANCE RESTRICTIONS FOR PHARMACIES; AMENDING <br />SECTION 2-5.4, SIZE AND DIMENSION CRITERIA, INCREASING <br />DENSITY IN THE PMX-HIGH ZONING DISTRICT AND CORRECTING <br />FOOTNOTES; AND AMENDING CHAPTER V, GLOSSARY, ARTICLE <br />XXI, LANGUAGE AND DEFINITIONS, SECTION 5-21.2, DEFINITION OF <br />TERMS, TO REVISE FOR CONSISTENCY, AND TO INCLUDE <br />OMITTED DEFINITIONS; PROVIDING FOR VESTED RIGHTS, <br />CODIFICATION, CONFLICTS, SEVERABILITY, AND AN EFFECTIVE <br />DATE. <br />WHEREAS, the City of Casselberry ("City") maintains a Unified Land Development <br />Regulations (ULDRs) that provide standards for the use and design of real property within the <br />City; and <br />WHEREAS, the ULDRs include the City's zoning ordinance, as well as special overlay <br />district regulations; and <br />WHEREAS, it is important to amend and keep current zoning district standards to be <br />consistent with existing and proposed development, as well as to update the standards for the <br />benefit of the community's economic development activities; and <br />
