ORDINANCE 22-1571 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, UNIFIED <br />LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />ESTABLISHING THE ZONING CLASSIFICATION TO R-12.5 (LOW <br />DENSITY SINGLE-FAMILY) FOR APPROXIMATELY 0.81 ACRES <br />LOCATED AT THE NORTHEAST CORNER OF LOTUS LAKE DRIVE <br />AND ANCHOR ROAD, AS DESCRIBED IN SECTION I OF THIS <br />ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, AND AN <br />EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" (Property) is <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, the Property is designated Low Density Residential on the City's Future <br />Land Use Map (FLUM) of the Comprehensive Plan; and <br />WHEREAS, the R-12.5 (Low Density Single -Family) zoning district is consistent with <br />the City's Low Density Residential (LDR) FLUM designation; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the R-12.5 <br />zoning district has been duly held in the City of Casselberry, Florida, and, at such hearing, <br />interested parties and citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be R-12.5, as that district is defined in <br />Articles IV and V of Chapter 1I, as amended and supplemented, of the Unified Land <br />Development Regulations, Code of Ordinances of the City of Casselberry, Florida. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. That the Official Zoning Map established in Chapter II, Article IV, Section <br />2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of <br />Casselberry, Florida, as amended and supplemented, be, and the same is, hereby amended to <br />
