<br />City Commission Workshop <br />February 25, 2008 <br />Page 2 <br /> <br />recreational vehicle having to park in the rear yard since the screening will reduce the <br />width of the side yard where it is better suited. <br /> <br />Recommendation: <br /> <br />Recreational equipment should not be located within the required side yard setback for <br />the zoning district unless the area is properly screened by a sixfoot high opaque fence, <br />sixfoot high opaque wall or sixfoot high healthy landscaping <br /> <br />2. ULDR Section 2-7.9(B). N accessory structure in the residential districts that is greater <br />than 160 square feet must adhere to the standard side and rear set back requirements <br />required in the zoning district. A minimum 10 foot set back is required from the main <br />structure and a 4 foot setback is required from any other accessory structure. <br /> <br />ULDR 2-7.9(C). An accessory structure in residential districts that is greater than 500 <br />square feet must receive conditional use approval to ensure it is appropriate for the <br />property and the surrounding lots, in addition to providing the required side and rear yard <br />setbacks for the zoning district. It must also maintain a 10 feet separation from the main <br />structure and a 4 foot setback from any other accessory structure. The structure may no <br />occupy more than 25% of the area behind the main building line. <br /> <br />Per the recently implemented large vehicle parking standards, a vehicle that exceeds 22 <br />feet in length may not be parked in a residential district. However, the adopted <br />recreational equipment parking criteria allows a vehicle with a length of35 feet. A 35 <br />foot long vehicle is approximately 350 square feet in size. A caper van can read height of <br />greater than 10 feet. The adopted length allows what amounts to an oversized accessory <br />structure within the side yard and does not provide setbacks from the main structure or <br />adjacent properties. <br /> <br />Recommendation: <br /> <br />The maximum length of recreational equipment should not excel thirty five (35) feet. <br /> <br />3. The effective date of the ordinance is based on adoption of another ordinance that amends <br />language regarding inoperable vehicles and designated parking areas. The City <br />Commission recently revised the effective date for the ordinance addressing "large" <br />vehicles to take effect on January I, 2008. <br /> <br />Recommendation: <br /> <br />The effective date should be changed to implement the parking requir3ements as of <br />April 15, 2a08. This- date will allow time for advertising and notice for a public <br />hearing. <br /> <br />After lengthy discussions, the consensus of Commission was to direct the staff to amend the <br />parking ordinance for recreational vehicles in residential districts as follows: <br /> <br />. Limit the length of recreational vehicles that can park in residential areas to less than 25 <br />feet. <br />
